Am I required to make my property available to Section 8?
No, you are not required to do so. Should you want to make your property available to Section 8 we will walk you through the process. -
Are you licensed?
Yes, we have 2 licensed property managers on our team. Jess, Property Manager in Charge & Devin, Property Manager. -

Can you put the money directly into my account?
100%! That is our only method of payout. -
How much do I have to keep in my reserve account?
We require a $500 repair reserve in the account. Should an expense come up, we will pay out of the reserve account. The amount deducted will be replenished during the next rent payment cycle. -
Do you sell real estate too?
Lucky Leaf is exclusively a property management company, but two of our owners are licensed real estate agents with Real Broker, LLC and actively assist buyers and sellers. Whether you are looking to expand your investment portfolio or sell your current property, we're happy to help! Give us a call for more details. -
How and when do I get my checks?
Owner funds will arrive in your bank account via direct deposit by the 15th of each month. -
How is rent collection handled?
Rent is collected using Rentvine portal & is due on the 1st of each month & late by the 8th. -
How long of a lease do you sign?
Most of our leases are year long leases. If you are interested in mid term or short term rentals please reach out! -
How much security deposit do you charge the tenant?
Typically one months rent is the security deposit amount. -
How soon can you start managing my property?
As soon as your home is ready for photos, we are more than happy to start the management process. -
What type of properties do you manage?

What type of reports do I get and how often?
The owner has access to multiple reports on Rentvine.com via the owners portal anytime. 1099s go out at the end of each year. -
Who holds the tenant security deposit?
LLPM holds the security deposit in a special Trust Account.
